An industrial building is clearly different from a home: the systems are different and the amounts are of another order. An unnoticed deficiency can represent tens, sometimes hundreds of thousands of dollars. Inspection before buying serves to know the real condition of the building and to quantify the costs to plan for, before you sign.
It is not a residential inspection: it is a condition assessment
On an industrial or commercial building, we speak of a Property Condition Assessment. The recognized North American framework, ASTM E2018, describes its logic: a visual inspection of all systems, supported by documentary research, that identifies deficiencies and projects immediate and short-term costs. It is a non-destructive approach (visual observations, no demolition or laboratory analysis, except under a complementary mandate), designed for due diligence, capital planning and lenders.
Concretely, the assessment covers the real condition of the building, the remaining life of its components and the budget to plan for.
What we assess on an industrial building
- Roof (often item number one). Large surface, membrane, drainage, parapets, trapped moisture. This is where our expertise is sharpest: see our roof inspection and expertise and how long a commercial flat roof lasts.
- Structure: steel or concrete framing, slabs, apparent load-bearing capacity, mezzanines, signs of overload or movement.
- Envelope: walls, metal cladding, watertightness, thermal bridges (surveyed by thermography).
- Mechanical and electrical: high-capacity heating and ventilation, electrical distribution, loading docks and doors.
- Drainage and specific elements: drains, slopes, ponding water, and any visible operational element.
The angle specific to industrial: operations
On a building in operation, a deficiency is not just a repair cost, it is an operational risk. Depending on the scope, work can disrupt a production line, shut down a zone, or become critical in sensitive sectors (food processing, pharmaceuticals), where contamination and shutdowns are expensive. Knowing the condition before buying means being able to plan these interventions outside critical periods, instead of enduring them.
The industrial blind spot: the environment
This is the major difference from residential. An industrial site often has a past: former processes, tanks, storage. That past can leave contamination (soil, water) that becomes a liability for the buyer. The recognized framework to assess it, ASTM E1527 (a Phase I Environmental Site Assessment), rests on the site history, the visual inspection and documentary research.
Important: an environmental assessment (Phase I) is not a building inspection. It is a separate mandate, carried out by an environmental professional. Our role: assess the condition of the building, and flag when the site history warrants ordering a Phase I before closing. You then have a complete view of the asset, both the building and the land.
The deliverable: from condition to decision
A structured report, sorted by severity, with remaining life and quantified capex, usable to negotiate the price, document financing, or plan your reserves. It is the technical component of a building condition assessment.
